Here's an overview of what we can do for you to help support your investment property purchase in Northern Tasmania:

  • Provide accurate rental appraisals of what we can achieve. Often higher than other agencies
  • Attend open homes/private inspections for properties you're interested in making an offer on
  • Provide on the phone advice and guidance in relation to suburbs, investment strategies, sales contract understanding, leasing procedures, legislation and local 3rd parties you may need (i.e. trades, conveyancers, lawyer, quantity surveyors, financial advisors and insurance brokers, etc)
  • Attend pre-settlement inspection on your behalf
  • Conduct virtual tours as needed where possible
  • Provide video walkthroughs/FaceTime's walkthroughs or GoogleMeets walkthroughs
  • Potentially rent purchased homes off-market using our connections and database
  • Advertise and secure a tenancy before settlement, to commence just after settlement (we will help you add a subject to settlement clause to protect your interests)

THIS SPACE: The Process

  1. You will be allocated a Property Manager to partner with;
  2. You send us any sales listings you're interested in to your Property Manager
  3. You Property Manager will give you quick feedback (estimate rental price, thoughts on property as an investment)
  4. If you're then interested in potentially putting in an offer, your Property Manager will book a private inspection or attend the next open home
  5. Your Property Manager will then provide a written Rental Appraisal on letterhead
  6. You make an offer (we can help with this in conjunction with your Lawyer/Conveyancer/Advisor)
  7. We assist with building inspection if required and any other clauses you have that we can help satisfy
  8. When unconditional, we will advertise the home for rent using sales photos (subject to Vendor approval)
  9. We process applications and present to you for approval
  10. We conduct pre-settlement inspection with / for you
  11. New tenant moves in

This service is free in an attempt to build trust with investors and show you our worth before they sign with us. Our aim is that when you purchase an investment/s you engage This Space Real Estate to lease and manage the property/ies.
